Westminster Place - Basic Restrictions
All building plans are subject to architectural approval. The basic restrictions are as follows:

Minimum Building Size:

BLOCK 1: Single story homes shall be 1800 square feet, Multi-story homes shall be 2000 square feet.

BLOCK 2 and lots 9-16 of BLOCK 3: Single story homes shall be 2000 square feet. Multi story homes shall be 2200.

BLOCK 3(lots 1-8): Single story homes shall be 2200 square feet. Multi-story homes shall be 2600 square feet.

BLOCK 4: Single story homes shall be 2000 square feet. Multi story homes shall be 2200 square feet.
The Architectural Committee reserves the right to reduce these sizes by a maximum of 10% for those homes which, in the opinion of the Committee, have superior architectural style.

Exterior of all residences shall be cedar, brick, stone or engineered wood, except for windows, soffit, and fascia.

Roofs shall be wood, slate or dimensional shingles.

Permanently installed in-ground swimming pools are allowed.

Garages shall be attached.

Minimum setbacks from the property lines: front 30’ (25’ on lots 9-13 in BLOCK 3), rear 30’, side yards: 8’ one side, total or 18’ both sides.

Purchase price includes all municipal improvements – sewer, water, sidewalks, curb and gutter – and underground utilities of electricity, gas, telephone and cable TV. All Park Fees will be paid by the developer.

Portions of Lot 3&4, BLOCK 3, and Lots 7, 8, 10-15, inclusive of BLOCK 3 contain isolated natural areas with critical slopes of 12% or greater. As such, these areas will be preserved with no removal of trees, except dead and diseased, will be permitted. In addition, clear cutting on wooded lots is only permitted for the footprint of the home and driveways and an additional perimeter of 10 feet on the side yard, 15 feet on front yards and 30 feet on rear.
